Guys,

Am wanting to get my loft done in my house. just at the moment for storage but want a proper staircase not a folding ladder type job.

Anyone got any contacts for the E Midlands?

going to do the easy bit myself ie the floor boards but dont really want to do the staircase bit, would rather leave that to someone who knows what they're doing!

Loft conversions are expensive projects if you want it done right (and legally, as I'm sure you need planning permission). I looked into it, but was slightly put off when I saw the price tag (£10000s). I suppose it wouldn't be that much for storage, and you possibly wouldn't need it approved first. Do you want the staircase put in as a permanent fixture? Is there enough room? What about heat insulation?

Yes, habitable conversions are expensive starting at the 15K mark and you're right you do need at least to be complient with building regs and there is a requirement for planning permission.

As for the storage side of things you don't need planning permission as it wont be a habitable place. The stairs will be permanently fixed in place and basically will run paralell to the exsisting flight. Heat insulation will be taken care of by fitting a door at the bottom of the stairs or alternatively a very heavy "stage" type curtain.

I've been quoted a price of £2500 to supply and fit a staircase, re-inforce the beams and lay a floor.

Not sure how good a price that is but as we only want it for storage it seems quite good.

The main thing to watch is that if the staircasse is fixed, it will have to meet various standards regarding handrails, spindles, maximum angle etc. Though ths storage bit may not need building regs, the stairs will.;)

Our council planning office always have an officer on duty. You can just turn up for an informal discussion - plans are always useful. Might be a short wait or a ticketing system but it's free.

As a ball park figure, if the work involved is what I envisage, then it's in the area. Staircases are not cheap, the flooring is around £3 per sq yd to buy, if I've hit the calculator buttons right, and the strengthening could be very cheap or very dear, depending on what's involved. Good luck.
